The inspection flagged the chimney

Order for your buyer

Reading the one line

A line in a home inspection may say needs evaluation, or recommend a specialist, with nothing on the flue. Your client is left holding a line with no detail behind it, and so are you. A dated record fills the space.

What a specialist adds

We run a camera through the whole flue. We look at the accessible roof, attic and crawlspace sections. Then we turn it into a dated record.

Your client gets facts. You get something to hold in the negotiation.

Where the paper goes

Your client names who receives the report. You, the buyer, the seller, any pair of those, or all three.

When a finding is under NFPA 211, or under the local building code, your buyer can put requests to the seller: repair it, credit the price, or look again after the work. Handling that is your work with the seller's agent. We write the finding and nothing about the deal.

Where the standard stands

NFPA 211 asks for a Level 2 on a sale or transfer. Its other prompts are a flue fire, a quake and a fuel switch, none of which a buyer can see from the street.

A flagged line in a home inspection is a practical prompt of your own.

Level 2 and Level 1 fees

$400 buys a Level 2, and $56 buys a Level 1.

Level 2 camera inspection
$400
Level 1 visual check
$56

If repairs follow, they are quoted after the inspection.

Buyer's agent questions

Can I attend?

Yes, if you and the owner arrange it. Tell us who to coordinate with.

Does the report say pass or fail?

No government body grades a Level 2. The report lists what is there and what falls short of NFPA 211 or local building code.

Can the seller's agent get a copy?

If your client agrees, yes.

Home inspection flagged it?

Send the address, and a Level 2 goes on our schedule. Add your buyer's contact and we will coordinate access with them.
