Pinegrove Chimney Experts | For the sale file

What the camera finds past the firebox

Where a walk-through stops

A walk-through takes in the hearth and the mantel. The flue, the roof and the attic stay out of view, and nobody writes that down.

What goes in the record

The record carries the address and the date, then written findings and photos: the flue from the camera, and the attic, crawlspace and roof sections where we can reach them.

The result is one document a seller can hand to a buyer, and a buyer can keep.

  • Filed under the address, with the date
  • Photos along with the findings
  • Accessible attic, crawlspace and roof

Why a sale calls for the deeper level

The standard that covers this is NFPA 211. Its Level 1 stays with what the eye can reach. Its Level 2 brings the flue camera in, then goes on to the attic, crawlspace and roof where access allows. The second level belongs at a sale or transfer, and also after a burn inside the chimney, after a quake, or on a change of fuel.

Copies

The report and photos reach you the same day. The client names the recipients, and the file is sent to each name on that list.

A finding that sits below NFPA 211 or local building code turns into a topic for the two sides. Requests can follow for work, a credit or a second inspection. We record the finding. We do not advise on the contract.

Fees for the record

$400 covers a Level 2. $56 covers a Level 1.

Level 1 inspection
$56
Level 2 flue scan
$400

Repair work is quoted separately after the inspection.
